On to the neighborhood real estate for the week…
There are 14 new & coming soon listings in Central Park this week. This provides several new options in various price ranges. Below are a few we wanted to make sure hit your radar.
5849 Boston St: $469,000
This is the one I talked about in the intro! Listed by me, Joe Phillips with Focus Real Estate, this Boulder Creek Builders Wee Cottage has been so well cared for that it feels brand new. It fits 2 bedrooms, 2.5 baths and 1,152 square feet into an efficient layout, with luxury vinyl plank floors, a granite kitchen, and upgrades added at build like a tankless water heater and central vacuum. A 2024 roof, Hardie Board siding, a turf backyard and HOA snow removal keep upkeep light, and shopping, trails, pools and the Rocky Mountain Arsenal National Wildlife Refuge are all within walking distance. Curious to see more? Here’s are all the details and Amanda Campbell from our team will be hosting an open house there Saturday 10/10 from 11am – 1pm.
2861 Lima St: $774,000
Listed by Amanda Campbell with our team at Focus Real Estate, this four-bed, 3.5-bath Central Park home has a loft, a basement finished in 2024, and a kitchen built for hosting. It’s one of the best values per square foot for a single-family home in the neighborhood! The big-ticket items are done: a new impact-resistant roof, deck and fresh paint all went in during 2023. That frees up weekends for Bluff Lake’s trails and the restaurants nearby instead of repairs. Stanley Marketplace, the A-Line and Anschutz are a few minutes away, and you can get to I-70, I-225, downtown and the airport quickly. Want to see more? Check out this drone video!

The open main level has LVP floors, a quartz island kitchen and a main-floor primary suite. Out back are a pergola-covered patio and a turf yard, and DIA and everyday amenities are a short drive away. To see more take a peek at this video!

Under Contract Homes This Week
There were 12 homes that went under contract in Central Park in the last week. Several went under contract in the first week, while many others were on the market for several months. This highlights the necessity of pricing homes right and having them staged well.
There were 13 homes that closed in the past week. You can see them all in the link above if you’re curious about what various home types cost.
Total Active Central Park Listings
There are now 110 total active listings in the neighborhood. The inventory level has been staying pretty stable this year. Some homes are selling, and some are quietly being removed from the market when they don’t sell. The result is inventory is remaining largely the same month to month. There are options for buyers in every price range.
The “Central Park Homes for Rent” link above will take you to a Zillow page showing you all of the available for rent homes in the area, not just ones listed for rent by us.
Focus Real Estate not only helps people buy and sell in the neighborhood, but we also manage homes for rent in the area! We’re happy to be managing 65 homes in the neighborhood and we’re looking to grow! We’re now offering a $1,000 “welcome credit” to any new homeowner that signs up for our property management service! It can be used for repairs, to offset some of the leasing fee, to pay for property management fees for a while…whatever you want! Here is a look at our sample portfolio here. Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all for sale and for rent listings in Central Park, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
