It's that time of year again; summer is winding down, back-to-school energy is in the air, and the neighborhood calendar is as packed as ever.

 Before diving into this week's real estate update, I want to share a few events coming up in Central Park. First, if you have kids navigating Denver's school choice system, we're hosting two free school choice seminars with Keely Buchanan of Colorado Educational Consulting. The first will focus on preschool and elementary school, and the second will cover middle and high school. Spots are limited, so head over to this post and grab a seat while you can. 


This weekend is also a big one for a favorite local hot spot. Tomorrow, the Stanley Marketplace is celebrating its 10-year anniversary with Taste of Stanley from 2-5pm. Stop over and enjoy bites, tastings, drinks, and discounts from a bunch of the vendors. I was lucky enough to be at a kickoff event last night alongside the founders, investors, Mayor Mike Coffman, and so many of the people who helped bring the Stanley to life. The energy in that room was a great reminder of just how special that place is to this community. Grab your tickets and go celebrate! 


And finally, a big shoutout to all the young athletes competing in the kids' triathlon this Sunday! If you still need to pick up your race packet, the last chance is Saturday from 9:00am to 1:00pm at The Cube. Fresh inventory arrived in Central Park this week, with 21 new active listings and one coming soon. List prices range from $194,113 all the way up to $1,790,000, with a median list price of $652,000. Home sizes vary from compact condos under 1,000 square feet to sprawling homes topping 5,000 square feet, with the bulk of new listings falling in the 3-4 bedroom range. With listings spread across both the north and south sides of the neighborhood, there's plenty of fresh inventory to explore heading into the final stretch of summer. Under Contract Homes This Week 

Six homes went under contract in Central Park this week, with list prices ranging from $318,474 to $899,900 and a median of $627,500. The homes varied in size from around 1,300 to over 2,300 square feet above grade, and the median days on market of 24 suggests buyers are still moving with purpose on well-priced homes. 


Sold Homes This Week 

It was a decent week on the closing side, with 7 homes closing. The median sale price was $550,000 and homes sold at a median of 96% of their list price. Days on market told an interesting story across the board; a couple of homes moved in just 2-5 days while others took closer to 5-7 weeks to find their buyer, reflecting how much pricing and condition continue to drive outcomes. Sellers who priced well were rewarded, with one home on Kingston Street closing above asking after just 2 days on market. 


All Active Central Park Listings 

Taking a broader look at the market, there are currently 132 homes available in Central Park, giving buyers meaningful choices at nearly every price point, from the low $200s for a compact condo, to $2,200,000 for one of the neighborhood's most expansive estates. The median list price sits at $635,000, and with a median of 35 days on market, it's clear that inventory is building a bit of a cushion. Homes that are priced right are still finding buyers, but the listings that have been sitting longer are a quiet reminder that condition and pricing strategy matter more than ever in this environment.
