Hi neighbors! Before we get into the real estate update, a few notes on what's happening around the neighborhood.

This Week in Central Park Real Estate
This week’s Focus on Central Park brings you the latest real estate listings and data. This includes New, Coming Soon, Under Contract, Recently Sold, Rentals, and information on open houses. We do these posts regularly because we hope you find them valuable, and because they help us keep our finger on the pulse of the neighborhood. That’s exactly what lets us help busy people with their real estate needs here in Central Park, whether that's buying, selling, renting or property management.
As agents, the question we get most is "so, how's the market?" and the honest answer is usually "it depends." National headlines and Denver Metro data matter, but real estate is hyper-local, and Central Park doesn't always move the same way the broader market does. That's exactly why we track this data every week instead of just repeating what you'd read in a national headline. Let's jump in.
We had 15 new and coming soon listings in Central Park this past week. This number is up slightly from the previous weeks, which is in line with annual trends we typically see coming into the fall. Summer tends to be slower in Central Park as far as new listings go, but we tend to see a slight market uptick come September before we hit the Holiday months. I’ll be interested to watch this trend in the coming weeks to see if new listings and activity increase or hold steady.
My colleague Kailee has a great new listing that is definitely worth checking out:
This Brookfield paired home on a peaceful courtyard offers nearly 4,000 total square feet and a layout our team loves: two primary suites, one on the main level and one up, each with an ensuite bathroom and walk-in closet, ideal for multigenerational living or long-term guests. The main level features an open living area with fireplace, a chef's kitchen with quartz counters and a large island, and a patio/deck off the dining area. Upstairs adds a third bedroom, third bath, and a loft ready to become a 4th bedroom if needed. The unfinished basement offers over 1,100 square feet to expand. Under Contract Homes
We saw nine homes go under contract in Central Park this past week. The total number of pending listings in the neighborhood is currently sitting at 42. Here’s some info I found interesting:
- Of these 42 listings, the average days and median days on the market before going under contract was 40 days and 27 days respectively. Of these 42 listings, 16 had price reductions before going under contract.
- Some homes moved fast, such as a handful that went under contract in a single day on the market, while one condo took 128 days to find a buyer. It’s a reminder that pricing and presentation still make the difference.
Six homes closed in Central Park this week, with close prices ranging from $555,000 to $720,000 and a median of $618,500. It's a small sample, but the pattern lines up with what we've tracked across a much bigger data set all summer: This is a more balanced market than we've seen in years, and buyers have more leverage than they used to.
- Sale-to-list price ratio ranged from 91% to 98%, with a median of 96%.
- Days on market ranged from 4 to 125, with a median of 46.
- Every one of the six homes had a price reduction, a concession, and two had both. Every home also closed below the original list price.
- Where a reduction and a concession stacked together, the sale-to-list ratio came in lowest, a reminder that pricing and presentation issues compound.
- Concessions among the homes that had them averaged $7,000, with a median of $6,750.
Even well-priced, well-presented homes can end up with a reduction or a concession in a market like this one. But you give yourself the best chance at selling faster and for more money when you work with an agent who knows this micro-market inside and out— someone who can help you price and position a home correctly from the start. On the buyer side, that same expertise helps you find the leverage that's available to you right now.
All Active Central Park Listings
There are currently 115 active listings in Central Park, ranging from $159,445 to $1,790,000, with a median list price of $650,000. Days on the market for these active listings ranges widely, with a median of 37 and an average of 53. Keep in mind that this only tells us how long the homes that haven't sold yet have been sitting, not how fast the market is actually moving. For that, you'd want to look at pending and sold data instead, which we cover above.
That said, the active pool does show a pattern worth watching: condo and condo-style units are sitting noticeably longer than single-family and paired homes. Condo listings carry a median of around 61 days on market, compared to roughly 30 days for the rest of the active inventory. A handful of condos have been sitting well past 100 days, which is dragging up the overall average. This reflects what we’re seeing across Denver Metro as well.
On the other end, a good number of single-family listings just hit the market in the past day or two, which tells us new inventory is still coming online at a steady clip even as the overall pool grows.

This is one I walk by all the time, and it never stops catching my eye. This 6-bed, 6-bath Infinity Home has been transformed from builder grade into something genuinely one of a kind:

- Lime washed walls and reclaimed wood beams throughout
