Late summer 2026 is bringing more inventory, longer market times, and a changing buyer landscape—here’s what Denver Metro and Central Park buyers and sellers need to know.

In this latest “Focus on Central Park” post we’ll show you all the latest active, pending and sold listings in Central Park, 3 of our newest available rentals (all of them are 4 beds and available now!) and an update you on the status of the market. 

We do these posts regularly, in the hopes that you find value in it and because it helps us keep our finger on the pulse of real estate in the neighborhood.  That allows us to achieve our mission, which is to help busy people with their real estate needs in Central Park, whether they want to buy, sell, rent or need help with property management.  Let’s jump in! 

Let’s start off with some discussion on the status of the real estate market.


“How is the real estate market?”  That’s a question we get all the time and there is a lot of nuance in that question!  In this quick Central Park Scoop Facebook video I’ll answer that question and update you on several points about this late summer 2026 market. 


Looking for more info on how the real estate market is doing?  The Denver Metro Association of Realtors (“DMAR”) just put out their monthly market statistics report. I’ve put 3 of the biggest takeaways here and if you love stats, you can download the full report at the end of this post. 


5 Takeaways from the DMAR July Market Statistics Report:


1. Inventory is rebuilding, but sellers are pulling back on new listings. Active listings rose 2.91% month-over-month to 13,115. For buyers, this means more selection than a year ago, but the pace of fresh choices is slowing as summer winds down. For sellers, less new competition arriving each week is a modest advantage, but it doesn't erase the larger inventory buyers already have to sort through.


2. Prices are essentially flat, with a slight seasonal dip. Median close price was $605,000, down 1.54% from June but still up 2.95% year-over-year. For buyers, this is not a discount market — prices haven't materially cracked, just eased off their peak. For sellers, realistic pricing matters more than ever; the days of chasing last year's high-water mark are over, and homes priced to today's market are what's moving.


3. Homes are taking longer to sell, and buyers have more negotiating room — but not much. Median days in MLS jumped 16.67% to 21 days (up from 18 in June), and the close-price-to-list-price ratio held nearly flat at 99.0%. For buyers, longer market times signal patience is paying off in selection, though sellers still aren't budging much on price — buyers are waiting for the right home, not necessarily a discount. For sellers, longer timelines should be expected and planned for, especially with vacant homes needing regular upkeep and showings.


4. Closed sales and sales volume dropped sharply, reflecting mortgage-rate pressure. Closed homes fell 5.68% year-over-year to 3,667. The 30-year fixed rate climbed to roughly 6.7% in late July, its highest in about a year. For buyers, higher borrowing costs are the real affordability squeeze right now — even more than price — so rate shopping and payment planning matter as much as home price. For sellers, fewer transactions closing means less urgency in the market; expect a more patient buyer pool and possibly more concessions requested, especially on homes that sit past the median days on market.


5. The market is splitting sharply by price point and property type. Detached (single-family) homes remain in a near-seller's-market with just 2.99 months of inventory and a median of 17 days on market, while attached homes (condos/townhomes) are solidly in buyer's-market territory with 5.71 months of inventory and 40 days on market. The luxury $1M+ segment is thriving independently, with year-to-date sales up 26% and 5.42 billion in volume, while the $500K-$750K "mid-market" has cooled the most, down roughly 8% year-over-year in closings. For buyers, condos and the mid-market segment currently offer the most leverage; for sellers, well-priced detached single-family homes are still finding buyers quickly, while attached-home sellers need to invest more in staging, photography, and competitive pricing to stand out.

There are 14 new & coming soon listings in Central Park this week.

Under Contract Homes This Week


There were 5 homes that went under contract in Central Park in the last week.   Four of the five homes went under contract in the first week on the market, which is encouraging for sellers. This shows that the market is still there and vibrant, for those sellers that price the home appropriately and have it in great condition. 


Sold Homes This Week


There were 11 homes that closed in the past week.  You can see them all in the link above if you’re curious.  We noticed that with these homes the average sold price when compared to the original asking price was 96%.  This indicates that not all homes are selling for their asking price, and if sellers overprice the home it will likely sit and require price reductions.  The average days on market for these homes sales, meaning how many days it was on the market before it went under contract, was 39 days.  So similar to the DMAR takeaways at the top of this post, some homes will take longer to sell and 1-2 months is not unusual. 


Total Active Central Park Listings


There are now 113 total active listings in the neighborhood.  There is active inventory in every price range, so buyers have options and sellers need to make sure they’re priced competitively and staged well. The days of just listing it as is and getting multiple offers are gone for now.
